The Art of Smelling in Staging a Home
I got a beautiful listing just the other day and received a phone call later from the seller. "I'm at the store and was going to pick up some candles, do you suggest a fragrance?" In a nutshell, NO! When you have your home on the market, you definately want it to show it's best. Clean, well staged homes sell faster and for more money. The fragrance I want to smell in my listed homes isn't vanilla, or potpourri, or island mist...it's the smell of clean. Heavy fragrances often make the potential buyer think that you are covering something up even if you aren't. I walked into one of my listings to show it the other day and they had picked up some wonderful smelling candles but the buyer immediately asked "are they smokers? Do they have pets?" as if no one would burn candles if not to extinguish offensive odors. Use your cleaning products well and your house will smell wonderful and CLEAN, just the way a house that someone wants to move in to smells. Explore the fragrances on your cleaning products. There is nothing like the smell of some of the furniture polishes available on the market. One of the best smells in the world I think is Spic N Span and then, of course, the freshly baked cookies or loaves of bread that I always recommend my sellers keep on hand!

In selling a home you need to engage all your buyers senses including smell, but you've got to be careful even with pleasant smells.

I always got the best response with freshly brewed coffee but it has a relatively short duration before becoming unpleasant. I avoid using any cleaning products because just like animal dander, even the smallest amounts can set some people off. Never had an adverse reaction to freshly brewed coffee. I carried a coffee pot and coffee around in the trunk of my car to every open house for just that reason.
I agree with Koh, forget the cleaning products - even that smell could make people think you're trying to hide something. I used freshly brewed espresso coffee...now that smells good! Or pretend you've been baking by adding some cinnamon sticks to some water and letting it simmer on the stove for a while - just don't forget about it and let it boil away.
